How to Find a Subdivision’s Amenities

To find information about a specific subdivision's amenities (such as community pools, clubhouses, walking trails, or playgrounds) in Johnston County, you have a few different avenues depending on whether you want a quick overview or the official, legally binding documents.

Here are the best places to look:

The Homeowners Association (HOA) or Developer Website

If the subdivision is relatively modern, this is the easiest starting point.

  • Active New Construction
If the neighborhood is currently being built, the developer or builder (e.g., Mattamy Homes, D.R. Horton, local custom builders) will heavily advertise the amenities on their community webpage.

  • Established Neighborhoods
Search for the subdivision's official HOA website or the portal of the property management company that runs it. These sites usually have a public-facing "About Us" or "Amenities" page detailing what is available to residents.

Johnston County Register of Deeds (Official Legal Records)

If you need to verify what amenities are legally promised, funded, and protected, you need to look at the subdivision's recorded legal documents. You can search these online through the Register of Deeds public search portal.

  • Restrictive Covenants
Search for the "Covenant/Restricted Covenants" This document details the subdivision's rules and regulations along with the HOA's responsibilities to maintain common areas, pools, and clubhouses, and outlines who has the right to use them.

  • Recorded Plat Maps
You can search the plat maps by subdivision name. The official map will visually show the designated "Common Areas," "Open Space," "Recreation Areas," or specific amenity lots.

Johnston County GIS (MapClick)

For a visual overview of the neighborhood layout and common spaces:

  • MapClick Application
You can use the county's interactive GIS mapping application to look up the subdivision.  By turning on the aerial view and parcel layers, it makes it easy to spot large common-area and open-space parcels  which are often owned by the HOA.  Additionally, these areas are typically identified by specific annotations on the map.

Planning Department

  • Approved Site Plans
If the subdivision is in the planning stages or recently approved, the Johnston County Planning Department keeps public records of the approved preliminary and final subdivision plans, which legally require a certain percentage of open space and detail the planned amenity centers

Real Estate Portals (MLS Listings)

  • If you just want a quick, informal check, look up a house currently for sale (or recently sold) in that specific subdivision on sites like Zillow, Realtor.com, or Redfin. Scroll down to the "HOA and financial details" or "Community features" sections, which usually list specific amenities like "Community Pool," "Tennis Courts," or "Playground."
