June Meetings Table R60231 Fastener Schedule for Structural Members Problems with framers not achieving the required nail and staple fastener schedule Please review these tables and start educating your framers so the inspectors do not have to hold you up on installing your siding or brick Floor joists are required to be properly connected to the girder and supported by the ledger A lot of floor systems we are seeing have been cut too short and there are large gaps between the girder and the floor joists See reference documents Another problem we are seeing is the joist have been over notched or over cut where the joists load on to the 2x2 ledger see reference documents Ridge Vent Ridge Vent installation instructions require that the ridge vent not begin until 12 " inside the ridge of the roof The framers would be required to but up the roof sheathing and after 12 " begin the proper slot for the ridge vent installation In reviewing ridge vent installation the largest slot allowed was 3 " , 1 ½ " on each side of the ridge centerline Some manufacturers would only allow for a 2 " slot , 1 " on each side of the ridge centerline Your roofer will be able to provide you with the installation instructions for the roof ridge vent that they will be using on your site so that you can give that information to your framer Applicance Installation Instructions Gas Ranges After reviewing several gas appliance installation instructions we have found that most required a minimum of 30 " clearance to cabinets or decorative wood work and 24 " clearance to the above the stove microwaves Electric Ranges Some of the electric ranges require 30 " clearance to cabinets or decorative wood work and 18 " to the above the stove microwave NOTE Before designing your kitchen you need to review your appliance information and have the installation instructions available for the inspector 2PageHELPFUL INFORMATION ELPFUL NFORMATION H I All Orange Permit Cards are required to be in the job box for ALL inspections The Inspector is required to sign the Orange Permit Card at all inspections NO Inspections will be made without an Orange Permit Card Please contact the Inspections Department if your Permit Card has not been signed Walter Blackman is the Residential Plan Review in Johnston County Inspection office We can assign plans to the field Inspectors when time allows Please understand that we will strive to have your plans ready for pick up within 5 to 7 days of drop off , but sometimes this will not be possible Please call the office with your assigned permit number or project address to check on the status prior to coming to the office Walter Blackman , Residential Plan Reviewer Important Notice Inspection scheduling cutoff is at 4 00pm Inspections called after 4 00pm will be scheduled for the next available day Workforce Training Dean Barbour , author I had the opportunity to speak with one of fine outstanding members of the Home Builders Association this week The main topic of our conversation was framing contractors He said , ' you know I could send this crew of framers to build this house and save a couple of thousand dollars , but I would have to ride about forty miles one way to check on their work each day Then on the hand , I could send this crew and check on the job once a week ' The inspections department seems to get a lot more of crew number one The inspectors are finding more floor joist and rafters that do not fit and are cut about a half inch short of the load points The problem would be that the labors cannot read a tape measure and communicate this to the person cutting the board The Census Bureau estimates that there is a net increase of 500,000 illegal immigrants annually These immigrant workers both legal and illegal find work on framing crews through out North Carolina The inspection department has found that there is a lack of proper training and supervision for these workers , not to mention a communication problem The home building industry needs this viable work force to meet the public demand for housing and commercial construction The inspection department needs for these workers to be trained , and supervised This would include the superintendent having to get out of his new four wheel drive truck , roll out the plans and check the project to see if the construction even resembles the plans I was on a job last week and thought I had the wrong set of plans , but no it was the right set just framed wrong The answer would seem to be that these workers need workforce training to improve their skills and to learn the building trade 3PageNEWS & EVENTS EWS VENTS N & E Congratulations Bryan Robinson On May 21 , 2007 we hired a new had a son that was born on employee , Heather Gerrell She is not new to the County ; she was previously June 22 , 2007 at Planning and Zoning We are happy to have her If you experience any problems with the Listserv , feel free to e -
